光 — Property Selection

What Makes a Home Right for Hikari Stays?

Not every akiya is suitable for restoration, hospitality, or guest stays. Hikari Stays is being built around careful property selection, community fit, and realistic operations.

Legal and Ownership Clarity

We will only consider properties where ownership, rights, access, and transfer or lease structure can be clearly reviewed by qualified professionals.

Community Fit

A property must make sense within its local setting. Neighbor impact, parking, noise, trash, access, and community sentiment all matter before any decision is made.

Structural Condition

Candidate homes must be evaluated for structural integrity, roof condition, water intrusion, foundation concerns, safety, and renovation feasibility before any commitment.

Access and Parking

Rural beauty is important, but guests still need safe access, clear arrival instructions, and appropriate parking that does not disrupt neighbors or narrow roads.

Utilities and Comfort

Water, septic, electricity, heating, cooling, internet, kitchen, bathroom, and emergency systems must all be reviewed and confirmed before any guest stay is accepted.

Renovation Feasibility

Restoration should protect the character of the home while creating safe, comfortable, and maintainable guest stays. The wrong renovation is worse than no renovation.

Local Caretaker Availability

No property should launch without a confirmed local caretaker, cleaning plan, maintenance contact, and emergency support process in place.

Regulatory Review

Each property will be reviewed for local rules, lodging permissions, safety requirements, insurance, and the appropriate operating structure before accepting any guests.

What We Are Not Looking For

Careful selection protects everyone involved.

The wrong property choice causes harm to guests, communities, partners, and the homes themselves. We prioritize ruling out unsuitable properties early.

✕Homes with unclear ownership or title disputes
✕Homes without community fit or neighbor support
✕Homes that cannot be safely accessed by guests
✕Homes with unrealistic renovation needs or costs
✕Homes where guest stays would disrupt neighbors
✕Homes that cannot support proper maintenance and emergency response
