光 — The Concept
Honest. Careful. Responsible.
Hikari Stays is a rural Japan hospitality concept in development — built around restoring akiya homes and welcoming thoughtful travelers into the quieter side of Japan.
The Problem
Roughly 9 million empty homes. Disappearing communities.
Japan's countryside faces a profound demographic challenge. As young people move to cities and older residents pass away, homes are left empty. Japan now has roughly 9 million vacant dwellings. Not every vacant home is suitable for restoration or hospitality, but the scale of the issue shows why careful reuse matters.
Many of these homes are centuries-old structures — thatched-roof houses, cedar-clad machiya, ancient irori hearths. Left unattended, they deteriorate and are lost.
The Opportunity
Travelers are looking for something deeper.
At the same time, there is growing demand among travelers for a more authentic Japan experience beyond the major city tourist circuits — rural life, traditional architecture, connection to local communities. These are things a standard hotel experience cannot provide.
Hikari Stays is being built to connect these two realities. But doing it correctly matters enormously.
Why It's Hard to Do Well
Rural hospitality has many failure modes.
Community displacement
Short-term rentals in rural villages can disrupt the social fabric of small communities. Noise, traffic, cultural misunderstandings, and the commodification of local life are real risks that must be designed against from the start.
Regulatory complexity
Japan's minpaku (short-term rental) regulations are complex and vary by prefecture and municipality. Operating legally requires careful navigation of national law, local ordinances, and community agreements.
Restoration without destruction
Restoring an old Japanese home for modern guests without destroying its character requires deep expertise, local craftspeople, and a philosophy of restraint. The wrong restoration is worse than no restoration.
Guest behavior in sensitive spaces
Not every traveler is prepared to stay in a rural Japanese village with respect and care. Vetting guests, setting clear expectations, and providing cultural context are not optional extras — they are core to the model.
Our Approach
Slow. Careful. Correct.
Hikari Stays is focused on building the right foundations before rushing to scale.
Community First
Every property decision begins with community consent. We will not source or restore a home without the support of the local community. This takes longer. It is the only way.
Local Expertise
This model cannot be built from outside Japan. We are building it with Japan-based partners who understand the land, the culture, the regulations, and the communities.
Vetted Guests
We will not accept every booking request. Future stays will require a guest review process to ensure that every person who stays understands and respects what they are entering.
Keeping Value in the Village
A Hikari stay should benefit more than the guest.
Whenever possible, the services around each home should be supported by local people, local businesses, and local knowledge. Housekeeping, guest support, tours, meals, cultural workshops, transportation, and maintenance should create opportunities for the surrounding community rather than being handled entirely from the outside.
Local service participation is subject to local interest, appropriate legal, insurance, and operational structure, and community review.

Transparent Stay Pricing
No fees that pile up later.
Hikari Stays is built around clear, honest pricing. We avoid artificially low rates that depend on fees piling up later, and aim to deliver the privacy and character of a restored Japanese countryside home alongside the comfort and reliability you would expect from a quality boutique stay.
Nightly rates are set per property and are generally comparable to a quality hotel stay, adjusted for the property, region, season, length of stay, and included services.
What's Included
Optional Add-On Services
Availability varies by property, region, season, and local host participation.
Designed for Privacy, Not Crowding
Each home has a firm capacity based on comfort.
Each Hikari Stays property has a firm guest capacity based on comfort, safety, bedding, plumbing and septic limits, property size, and respect for the surrounding community. Overcrowded stays and unregistered additional guests are not permitted.
If a home is designed for four guests, it is generally limited to four guests. Limited exceptions may be considered for young children using an approved crib, futon, or child sleeping arrangement. This keeps each stay calm, comfortable, safe, and respectful of the home and village.
Our Guest Standards
Our properties are designed for thoughtful guests who value privacy, culture, comfort, and respect for the surrounding community. Guests are expected to treat the property, neighbors, village, and surrounding environment with care.
Future stays will include a guest review process — not to be exclusive, but to ensure that every person who stays in one of these properties understands and respects what they are entering.
