Founding Partner Opportunity

Help Build the Future of Rural Japan Hospitality.

We are assembling a small founding partner group to help restore akiya homes, build trusted local operations, and create culturally respectful countryside stays across Japan.

Why We Need Partners

This model cannot be built from the outside.

Responsible hospitality in rural Japan requires deep understanding of the land, the culture, the regulations, and the communities. This cannot be built from outside Japan.

We are looking for partners who share our values — not just our commercial ambitions. Partners who care about the future of rural Japan and care about doing this correctly.

Traditional Japanese countryside

Partner Roles

What we are looking for.

Japan-Based Operations Partner

Someone based in Japan who can lead on-the-ground operations: community relationships, property sourcing, renovation oversight, local caretaker management, and regulatory compliance. This is the most critical role.

Cultural Liaison and Community Relationship Partner

Someone with deep knowledge of rural Japanese communities, culture, and social norms who can help navigate community relationships and ensure our approach is genuinely respectful.

Hospitality and Guest Experience Partner

Someone with experience in boutique hospitality, rural tourism, or guest experience design who can help develop the operational model for guest stays.

Local Service and Caretaker Network

Each property will need a trusted local network for housekeeping, caretaking, maintenance, guest support, emergency response, transportation coordination, local guiding, food experiences, cultural workshops, and seasonal services. The goal is to create a hospitality model where local people can participate economically without turning the village into a mass-tourism destination.

Real Estate Acquisition or Sourcing Partner

Someone with experience in rural Japanese real estate, akiya acquisition, or property development who can help identify and secure appropriate properties.

Renovation and Project Management Partner

Someone with experience in traditional Japanese building restoration, renovation project management, or construction who understands the philosophy of respectful restoration.

Marketing, Content and Storytelling Partner

Someone who understands how to communicate Japan with nuance, respect, and honesty — and can help shape regional stories, property restoration narratives, guest education, and responsible travel messaging.

Municipality or Rural Development Contact

Contacts within local government, regional development agencies, or rural revitalization programs who can help facilitate community engagement and regulatory navigation.

Legal, Accounting, and Regulatory Advisors

Qualified professionals in Japan who can advise on lodging regulations, property law, business structure, tax, insurance, and compliance requirements.

Capital Partner or Investor

Patient capital that understands this is a long-term, values-driven project. Potential partnership structures will be discussed privately with qualified candidates after appropriate review.

This page is intended to begin conversations with potential strategic partners, advisors, operators, and qualified capital partners. Detailed financial information, property strategy, legal structure, and investment terms are shared only through a private review process.

The Business Model

More than lodging.

Hikari Stays is not simply a model for purchasing old homes and listing them online. The long-term opportunity is to build a curated rural hospitality ecosystem around restored countryside homes, respectful guest vetting, transparent pricing, and optional locally hosted services.

Potential Revenue Streams

—Nightly home stays
—Private dinner experiences
—Daily housekeeping upgrades
—Shodō calligraphy workshops
—Local craft sessions
—Guided village walks
—Transportation or driver support
—Long-stay and remote-work packages
—Premium arrival packages
—Seasonal experiences
—Local guide services

Why This Model Is Defensible

Operationally Thoughtful

Each property is individually sourced, restored, and managed — not aggregated from a listing platform. This creates genuine differentiation that cannot be replicated at scale.

Community-Oriented

Local partnerships, community consent, and economic participation by village residents create a model that is welcomed rather than resisted by the communities it operates in.

Multi-Revenue Architecture

The optional services layer — experiences, upgrades, local hosting — creates revenue streams beyond nightly rates and builds deeper guest relationships.

What We Offer

It starts with an honest conversation.

We will not present partnership terms unilaterally. Each partnership will be structured individually based on the people involved, the expertise they bring, and the responsibilities they take on.

The first step is to request access to our partner brief. This contains more detail on the concept, operating model, and risk controls. Sensitive financial information is shared only with approved prospective partners after appropriate review.

Why Join Early

—Help shape the model before launch
—Participate in property selection strategy
—Build the operating structure from the beginning
—Support rural restoration and thoughtful tourism
—Help create a differentiated hospitality brand
—Join a small, careful, founder-led project at the formation stage

Note: Potential partnership structures will be discussed privately with qualified candidates and may vary based on role, contribution, responsibilities, jurisdiction, and legal review.

You Do Not Need to Be an Investor

Hikari Stays is not only looking for capital.

Your Japan knowledge, trust, cultural understanding, network, and operating judgment may be the missing piece. Some partners may contribute capital. Others may contribute expertise, network, credibility, or local knowledge. Both matter.
